Meanwhile in New ZealandSlower Sales And Rising Listings Change How Real Estate Agents Win Business

New Zealand’s property market has slowed heading into
summer. REINZ figures for September 2026 show 5,752 homes
sold nationally, down 11.6 percent on a year earlier, while
the number of listings rose 10.7 percent to 34,001. Homes
took a median of 46 days to sell. With more properties on
the market and fewer buyers, agents are competing harder for
every listing.

The listing usually goes to the agent
the vendor finds first and trusts most. Most vendors start
by searching for agents in their suburb, then read reviews
and look at recent sales before calling anyone. An agency
that does not appear for those searches is relying on
referrals alone. Some offices now bring in a local SEO consultant to
build suburb pages, keep their Google Business Profile
current and make sure their sales history is easy to
find.

Individual agents are part of the picture too.
Vendors often search an agent’s name before signing an
agreement, and what they find on the first page shapes the
decision. Effective SEO
for real estate
covers both the office and the people in
it, with a profile page for each agent, reviews linked to
their name and content about the suburbs they actually sell
in.

If listings keep rising faster than sales, the
competition for vendors is unlikely to ease soon. Agencies
that are visible in the suburbs they want to work in will be
better placed to win the listings that do come
up.
